Signs your Volusia County roof needs replacing, not repairing

There is a point where every repair costs you more than a replacement would have. In Volusia County, that point usually arrives when your roof crosses 18–22 years old (for shingle), or when you have had three or more leak repairs in different areas of the roof.

Visible signs to watch: curling or cupping shingles, granule loss (check your gutters — if they are full of shingle grit, your roof is shedding), exposed nail heads, cracked pipe boots, and daylight visible through the roof deck from inside the attic.

One repair on an otherwise healthy roof is cheap. Three repairs on a roof past its service life almost always means the fourth call is coming.
